• Availability - You can depend on me to be there when needed. I will make myself available to show you properties at your convenience, and I will respond to your phone calls and emails in a very timely manner, so you will never be left hanging for hours with a question or need.
  
  
• Guidance - If you are moving here from another location, I will provide you with detailed information about various areas here, including neighborhood, school and tax information. I will also help you select properties to view if you are unsure what you are looking for.
  

• New Listing Notification - Be the first to know about new listings, price reductions and status changes. I will set up a Client Gateway for you, set to the specifications of your property search, which updates daily and delivers a link to the gateway directly to your email address. If you are taking even a week to make a decision, you will find the client gateway very useful.
  

• Current Market Analysis (CMA) - I will provide you with a detailed Current Market Analysis of any properties that you are considering purchasing to assess accurate market value. A Current Market Analysis is based on properties which are comparable to those you are interested in (same neighborhood, roughly the same size, age, etc.) and is a vital element to the buying process. You should not buy a property without having this analysis done.
  
  
• Property Analysis - I will research your chosen property to find out how long it has been for sale, what price reductions it has had (if any), how much it has sold for in the past, how much the taxes are, and we will discuss what a reasonable offer price would be.
  

• Negotiations - I will negotiate solely on your behalf to obtain the lowest possible price for the property you wish to purchase.
  

• Contracted Services - I will provide you with a list of preferred vendors who can take care of painting, cleaning, landscaping, repair work, etc. so you won't be left to the yellow pages.
  
  
• Follow Up - I care about my clients. You can be sure that I will be checking in periodically to be sure that you are happy with the home you have chosen, and to help you with anything you may need.
